Illinois Green Mission Award

On May 14th, the Illinois Green Alliance presented LUCHA with the Mission Award of the 2019 Limelight Emerald Awards ceremony, an annual awards program which recognizes sustainable building efforts in Illinois. LUCHA’s commitment to working at the intersection of housing and health with Tierra Linda earned us the highest recognition with the Mission Award. Tierra Linda bridges sustainable, “green” technology and affordability for low-income residents and ultimately raises the bar for building developers and community organizations which are responsible for creating a holistic response to the healthy and affordable housing crisis by helping families find stable housing without compromising their health, safety, or the environment.

LUCHA’s Passive House is Certified!

LUCHA’s Passive House has officially been certified by the Passive House Institute US! Our Tierra Linda development features the first affordable, multi-family Passive House in the state and bridges green technology and housing affordability for low-income families. Located along the 606 Trail, Tierra Linda and its Passive House represent LUCHA’s commitment to mindful, sustainable community development and increasing neighborhood access to residents who might otherwise be displaced from Chicago’s increasingly exclusive housing market. Moreover, it is a step toward an equitable, affordable housing field which approaches development through the lens of environmental sustainability.

LUCHA sees the Passive House – and Tierra Linda as a whole – as a testament to the fact that everyone deserves access to high quality housing and a healthy space to live. 2018 Greenbuild International Conference & Expo

LUCHA’s Director of Affordable Housing, Charlene Andreas, presented on best practices and led tours of our Tierra Linda Passive House, the first affordable, multi-family, certified Passive House in Illinois, at the the 2018 Greenbuild International Conference and Expo. Greenbuild convenes professionals in architecture, construction, engineering, planning, and interior design who depend on thoughtful and ethical solutions to promote wellness and resiliency in construction and urban development.

“For me, it was a great forum to see what others are doing around sustainable design and healthy housing from a broad spectrum of those involved in the built environment. I have a list of new ideas and strategies I want to dig into and learn more about and see how they could benefit LUCHA and our residents and staff. I also connected with some new people doing exciting things in sustainable design and look forward to potential opportunities to work with them, even including fellow presenters on Passive House and looking to share our outcomes so we have collective learning on how Passive House benefits affordable housing.” – Charlene Andreas

The Latest on Tierra Linda

Despite posting flyers in nearly every grocery store, partner organization’s office, and public park, LUCHA could not have expected such a strong turn out as they received when employees arrived at the Humboldt Park Residence on Thursday, September 21st. Families with small children, elderly couples, and men and women from as far away as Gary, Indiana began to line up at 6am for the Tierra Linda Pre-Application Event which registered applicants to be put on a waiting list for one of many affordable housing building developments being constructed in the area. 

Building Development Associate Lincoln Stannard remarked, “There was a large buildup to this event. People were sharing the event on Facebook, they were talking with their neighbors. We hadn’t had an event like this in years,” referring to the opening of brand new affordable housing developments.

All in all, more than 500 applications were submitted on both Thursday the 21st and Saturday the 23rd – the second of two pre-application events. Qualifying families will have the opportunity to move into one of 45 units, with the first of several buildings completing construction in early 2018.

Like any large scale, multi-site construction project, there have been various hiccups but overall the construction thus far has been steady and productive with crews having worked on at least half of the sites in some way thus far, whether through excavation or site evaluation. Developments at the 1421 N. Artesian Ave and Sawyer Ave locations are further along than most with ground floor slabs slated to be poured in the next week or two and utility connections in the process of being established.

Unique to Tierra Linda is its Passive House designation, a rigorous energy efficiency standard with a primary emphasis on reducing the ecological footprint of the building. Director of Building Development Charlene Andreas is current in Seattle, Washington at the Annual North American Passive House Conference proudly speaking about Tierra Linda as the first multi-family Passive House in the state of Illinois.

Tierra Linda Pre-Application Event

LUCHA will be accepting Pre-Applications for LUCHA’s newest affordable housing development, Tierra Linda. A new construction, scattered site development within the Humboldt Park and Logan Square community areas of Chicago, Tierra Linda marries sustainable design and healthy living. A mix of newly constructed 3-flat and 6-flat buildings over 12 scattered lots, Tierra Linda will provide 45 dwelling units of one, two, and three bedroom options. The units will be accessible to households making less than 50% of the median income for the area. (Expected monthly rents range from $614 – $1,055). Construction is underway and the work is estimated to take 16 months in all, with the first units being available to lease around the start of 2018.

Staff and volunteers will be on hand to assist with the pre-application process.

Tierra Linda Updates

Since acquiring sites in March of 2014 for the building of additional affordable housing units, LUCHA has waited eagerly for the closing on these sites in order to begin construction on what have become known as the Tierra Linda building development. Tierra Linda is a scattered site development with the intent of nurturing healthy living and environmental sustainability. For more on the developer and consultants, check out their website.

LUCHA closed on Tierra Linda near the end of June and the beginning stages of construction are underway. The work will take 16 months in all, with the first units being available to lease around the start of 2018. Units from 1 to 3 bedrooms will available for rent starting at $614. Note that there are income restrictions on each of the units.
